Fair points, those factors certainly have played a hand by pushing up demand. Though remember, competition is normally good for prices, it is the lack of ability to build enough homes that is causing the problem. So the competition is distorted, there is too much competition in certain places, and not enough in other places and this is causing the problem.

But you are right about those being further levers pushing up demand in an already squeezed market. What further hasn’t helped, is the fact that ease of movement has allowed the rich and powerful to purchase properties in central locations to use as wealth guarantors.

For example, in London this is especially apparent, and is massively distorting property prices.
